Mortgage help across North York, Vaughan, Thornhill, and beyond
My office is in North York, and the north end of the GTA is the core local focus. I also work with clients across Ontario and several other licensed provinces.
A good mortgage conversation starts with discussing how I can help a family if they are buying, renewing, refinancing, or looking for direction with home financing. My closest local markets are North York, Vaughan, Thornhill, Maple, Richmond Hill, and the north GTA. From there, the work extends across Toronto, Ontario, and the other provinces where I am licensed.
I am based at 85 Scarsdale Road, Suite 107 in North York. If you are buying, renewing, refinancing, or helping family make a decision nearby, local context can make the mortgage conversation much more useful.
North York
North York is where my office is, and it is the area where I began working in mortgages. I have an extensive history in this area and the surrounding neighbourhoods, and many of my original clients send me friends and family who also live nearby. Because so much of my original clientele came from North York, it feels like home, and I love helping my neighbours in the area.
I know North York closely. I work with local buyers, homeowners renewing their mortgage, families comparing refinance options, and people helping parents or adult children make careful mortgage decisions.

North GTA priority markets
Once I began getting referrals from my local clientele in North York, my business began to move into the north GTA as word spread. My practice began to spread into Vaughan, Thornhill, Maple, Richmond Hill, Markham, Aurora, Newmarket, and nearby communities. These markets are close to my office, and many clients in this area are weighing mortgage factors like family help, renewal options, equity access, or move-up purchase options.
Many files in these communities involve the same practical questions: how much room a family has in the budget, whether a bank renewal should be accepted, whether home equity can be used responsibly, and what lender path fits the income and property.

Toronto, Ontario, and larger Canadian markets
I also work with clients across Toronto and the GTA, including Scarborough, Etobicoke, East York, downtown Toronto, Mississauga, Brampton, and surrounding communities.

Across Ontario, the larger target markets include Kitchener, Waterloo, Cambridge, Guelph, London, Hamilton, Ottawa, and other communities where mortgage files can be handled remotely with local closing details in mind.
Ontario and other licensed provinces
Through Mortgage Outlet Inc., I am licensed to work with clients in Ontario, British Columbia, Alberta, New Brunswick, and Nova Scotia. That includes major western markets such as Vancouver and the Lower Mainland in BC, plus Calgary and Edmonton in Alberta. Many lender conversations are remote-first, but province-specific rules, closing costs, and lender appetite still matter.
Choose the mortgage situation that fits
- First-time homebuyers: pre-approval, down payment, closing costs, and a budget you can actually live with.
- Refinancing and renewals: compare your bank's offer, switch options, refinance math, and home equity decisions.
- Debt consolidation: see whether rolling high-interest debt into the mortgage fixes the problem or only buys time.
- Power of sale: urgent mortgage-default guidance when timing and options matter.
- Reverse mortgages: plain-English options for homeowners 55+ and their families.
- Document checklist: what to gather before I review your file.
Most mortgage work can be handled by phone, email, and secure document upload. The location still matters because closing costs, property type, income mix, local prices, family support, and lender appetite can change the best path.
